What you need to know about the residential complex "House by the River"

TO LIVE WELL

This is (or rather, sounded) the main slogan of the New Quarters Group of Companies, the former developer of the House by the River Residential Complex in Khimki. Indeed, is it bad to live when your house is, if not by the river, then by the canal. Moscow,

and even if not in the capital, but 12 km from it, in a quiet area of the village of Ivakino, which is part of the Khimki microdistrict of Klyazma-Starbeevo.

Living well in Ivakino, of course, cannot be prohibited, but living here with a car is even better - you need a car to get to Ivakino-Pokrovsky, where the nearest school, kindergarten and clinic are located.

As for public transport, everything here is limited to a bus, which takes about 10 minutes to get to Khimki station. It is necessary to take into account that the Complex is surrounded by the private sector and old housing stock with a rather meager set of infrastructure facilities and at the same time be aware that the mention on the official website of the residential complex “House by the River” in the “Infrastructure” section includes 50 kindergartens, 30 schools and gymnasiums and 6 higher educational institutions are not directly related to the Complex. All this really exists, but at some distance from it.

8 SECTIONS IN 2 YEARS

Construction began in July 2015 and according to the plans of its developer, Ivakino Park LLC, it was supposed to be completed in July 2017. However, in March 2017, changes were made to the project declaration of the Complex regarding the timing - the expected commissioning date was set for January 27, 2018. In the summer of 2017, the third general contractor was engaged in construction - FinConsult LLC replaced T90 LLC, which, in turn, took over the shift instead of INVESTSTROYPROEKT LLC. Both general contractors who withdrew from the race were related to New Quarters, with which, as a result of the audit, it was decided to part ways, and from that very moment the project came under the wing of the OZF DEVELOPMENT Company. In February 2018, the receipt of the RVE was again postponed, now until February 11, 2019. As for the dynamics of construction, you can draw your own conclusions on this matter by watching its progress in our photo gallery. For example, at the beginning of summer 2017, the construction site looked like this:

So, by the fall of 2018, a nine-story monolithic brick house of 8 sections was supposed to appear on the forest edge, resembling an inverted letter “W” in the projection from above.

It seems that nothing new has been invented here from an architectural point of view, but a certain effect was still achieved: the design of the facades using a combination of dark and light bricks is firmly associated with ripples on the water; the abundance of glass parts of the exterior decoration makes the structure light and airy.

The homely, small and cozy territory of the Complex will undergo a mandatory landscaping procedure before it is put into operation.

What stands out from this whole picture filled with harmony is the lack of special care for car owners. 70 on-site parking spaces? It won't be enough.

SMALL ZOLOTNIK, BUT NOT EXPENSIVE

The housing stock of the Complex consists of 423 apartments, which is quite a bit for a modern residential complex. Studying the areas of the apartments presented here left me with an ambivalent feeling, although it must be admitted that satisfaction still prevails over disappointment. Studios here are apartments with an area of 33 square meters. m is a full size for this type of housing.

One-room apartments have an area of 38-39 square meters. m - good indicators.

The difference in the areas of two-room apartments, given their size (48 and 58 sq. m.), seems significant.

The story is the same with three-room apartments - 69 sq. m (will not be enough) and 78 sq. m (this is what you need).

or exchange an old apartment for a new one under the mutual offset program.

BEHIND
  • good price-quality combination
  • pleasant appearance of the Complex
  • a small number of apartments in the residential complex
  • next to the canal. Moscow, Klyazma river, forest
AGAINST:
  • The parking issue is up in the air
SUMMARY

In the case of this residential complex, after it was possible to resolve issues related to the pace of work, the thoughtful pricing policy of OZF Development comes first. With generally economical prices, I don’t want to classify the overall performance of the Complex as economy class; it clearly deserves more.

The phrase “house on the embankment” sounds so high-status that we can immediately imagine what this house looks like, what kind of view opens from its windows, and we can even make an assumption about the salaries of its residents. Yes, apartments near the water are usually more expensive than those not near it.

Firstly, few people will refuse such a wonderful view.

Secondly, the supply is still limited for obvious reasons (there are not an infinite number of reservoirs in Moscow and the region).

Thirdly, proximity to water may require additional infrastructure - from a simple embankment with barbecue areas to a yacht club.

Fourthly, it can be difficult to build near water (imagine, for example, how difficult it is to arrange an underground parking lot if the Moscow River splashes a few meters away), this also increases the final price per square meter.

Yes, a new building near the water is beautiful, interesting, convenient and often expensive. But there may be options here too. We found ten very different houses near the water, differing in the class of housing, the size of the neighboring reservoir, and even the degree of readiness!

Keep your mask and fins - “Novostroev” invites you to plunge headlong into the world of new buildings near the water!

Residential complex “ZILART” from LSR

Brief information

“ZILART” is located in the floodplain of the Moscow River, its far from small embankment will appear directly opposite the even longer Novodanilovskaya. However, the distinctive feature of the ZILART embankment is not its length, but its width - it promises to become one of the widest embankments in the city.

The ZILART residential complex, which is being built in the Danilovsky district, is one of the largest real estate projects in modern Moscow. The territory is about 65 hectares, one and a half million square meters of living space, the estimated number of inhabitants is 25 thousand. But among other new buildings, “ZILART” stands out not only in size, but also in its unique architecture, varied infrastructure and, what is most interesting for us, its own embankment.

Along the perimeter there will be cafes and restaurants with terraces and verandas, recreation areas with cozy benches overlooking the river, and piers for water transport. The developer compares his embankment only with the best European ones - based on the scale and amenities, it’s hard to disagree with him.

The complex will begin to be put into operation in the fourth quarter of this year, but construction will be fully completed only in 2026. So, unfortunately, the first residents of “ZILART” will have to wait for walks along the embankment.

The price per square meter now starts at 164.9 thousand rubles; for an apartment you will have to pay from 7.4 to 70 million rubles.

“House by the River”, in accordance with its name, is just one large multi-section house with 423 apartments. And even though this residential complex cannot boast a scale comparable to ZILART, it is still one of the most interesting new buildings in Khimki (it is worth recognizing, however, that the scale of Khimki is not comparable to Moscow).

Khimki, however, also has advantages over Moscow, which is exactly what the creators of “House by the River” are banking on, and one of them is, of course, ecology. The Moscow Canal (KiM), which connects the Moscow River with the Volga and supplies the city with more than half of all water consumed, is only a hundred meters from the residential complex. Also within walking distance is the Klyazma River, one of the tributaries of the Oka.

It’s not very clear which body of water is meant in the name of the complex (the canal, although not a river, is still closer), but this is hardly a minus. But Kosmet and Klyazma are definitely two pluses. The house will be delivered in the third quarter of 2017. The cost per square meter is from 63.7 to 79.5 thousand rubles, apartments - from 2.5 to 5.3 million.

Residential complex “Pirogovskaya Riviera” from Rezidential Group

In general, the Riviera is the French-Italian coast of the Ligurian Sea, passing through Cannes, Nice, St. Tropez and Portofino. In this context, the phrase “Pirogovskaya Riviera” sounds somewhat comical, especially if you know that a residential complex with that name is located in a village in the Mytishchi district of the Moscow region.

However, who cares about the names if outwardly this place still has something in common with the places listed above. The embankment is not so close to the complex, but on the shore of the Pirogovsky reservoir. That is, residents of the “Pirogovskaya Riviera” will have the opportunity not only to soak up the local beaches and have a snack in a cafe overlooking the water, but also to leave their yacht in one of the yacht clubs located here.

In general, living in this comfort-class complex, you can imagine yourself in Nice or St. Tropez... And then remember that you are actually in the village of Pirogovo, Mytishchi district. What a riviera!

The first phase of the complex will be commissioned in the first quarter of this year. The range in price per square meter is small, from 74.1 to 86.3 thousand, but for apartments - from 2.1 to 7.5 million rubles.

Residential complex "Fili Grad" from "MR Group"

The Fili Grad residential complex is being built in the Western Administrative District of Moscow, namely, at the address: Beregovoy Proezd, property 5. And the address already suggests that the complex is located on the shore - the Moscow River flows very close.

The first stage of the complex consists of four separate buildings of variable number of floors, which have already been put into operation. The second - these are seven buildings united by a common stylobate and forming a circle - is also already on sale and will be delivered ahead of schedule in the second quarter of 2017.

This is a business-class complex, most of it will be given over to apartments - and, apparently, it is assumed that its future residents will spend all their time at work, because here you can only admire the river from the window. The embankment adjacent to the complex has not yet been developed in any way. But this is one of the few new buildings in the capital both with a view of Moscow City and with good ecology (except for the river, there is a huge Filevsky Park nearby). An apartment or apartment here is primarily prestigious, and the view of the river is just another pleasant bonus.

The cost per square meter starts from 175 thousand rubles and reaches 330, the cost of an apartment - from 5.4 to 44.6 million.

LCD “Composers' Residences” from AFI Development

“Residences of Composers” is a large club quarter in the Danilovsky district, not far from the previously mentioned “ZILART”. But the “Residences” are located a little to the north and on the other side of the river, right on the Paveletskaya embankment.

Although the project is large, it is still not as large as “ZILART” - the living area is not one and a half million, but only 67 thousand square meters. But, perhaps because of this, the river seems closer here, it is not separated from the houses by such a wide embankment.

The housing is also business class, and the architecture of the buildings is no less interesting, so it is quite possible to consider an apartment in this complex as an alternative to an apartment in ZILART. The first stage of the “Composers’ Residences” will be commissioned in the fourth quarter of this year. One square meter costs 128-245 thousand rubles, an apartment costs 5.8-21.5 million.

By the way, if you like this residential complex, but, for example, are not happy with the area for some reason, then be sure to take a closer look at other AFI Development projects - “Architects' residences” And“Filmmakers Residencies” . The first one will appear in the Basmanny district on Rubtsovskaya embankment; a new pedestrian bridge will be built across the Yauza especially for its residents. And the “filmmakers” will be registered in the North-Eastern district of Moscow, not far from the small Kapustyansky pond and also with a view of the Yauza. The view, however, will only open from the top floors - one might say, from the last row. The start of sales of “Architects’ Residences” and “Cinematographers’ Residences” has not yet been scheduled, but should take place in the near future.

Apartment complex “Sputnik” from “Samolet Development”

Do not confuse the Sputnik apartment complex in Odintsovo with the Sputnik residential complex in Mytishchi. The second has already been almost completely put into operation, and the first will only begin to be commissioned at the beginning of 2019. And there are no reservoirs near the residential complex, so we are not interested in it today.

Odintsovo’s “Sputnik” is being built on the shore of the Zhivopisnaya Bay (this is the name, not just a figure of speech - although the bay is truly picturesque). The view of it from the windows is beautiful, especially since the Linden Grove park and a small but cozy beach are nearby.

Despite this, the ecology of the area, oddly enough, is not in the best condition - after all, the Moscow Ring Road and Novorizhskoe Highway are nearby. But if we consider this minus for the environment as a plus for transport infrastructure, we will get a very tempting offer for those who are looking for an apartment in nature, but with all the amenities of the city.

Unfortunately, even despite the rapid pace of work at Samolet Development, there is still a long wait for completion of construction. For a square meter they ask from 79.4 to 88.3 thousand rubles, for an entire apartment - from 2.1 to 6.5 million.

Multifunctional complex "Vodny" from "MR Group"

The Vodny multifunctional complex next to the Vodny Stadium metro station (and not far from the River Station) could be included in this selection just because of the name. However, the favorable location between two bodies of water – the Moscow Canal and Golovinsky Ponds – also helped. However, it is reasonable to assume that it was precisely because of its location that the complex received its name, so everything is intertwined here.

As many as five buildings of the complex, named after large cities with rivers and reservoirs, have long been commissioned, but you can still buy an apartment in each of them (this seems to be the only option on how you can live in “St. Petersburg” while living in Moscow ).

But the “Hamburg” building, in which apartments are also already for sale, has not yet been commissioned. It is tall, from its windows the Khimki Reservoir will be clearly visible. Dry facts: 129-220 thousand rubles per square meter, 3.9-17.8 million per apartment.

It seems that you cannot find a more “watery” complex in Moscow.

Residential complex “Mayak” from OJSC “Mayak”

Another almost completed project is the Mayak residential complex in Khimki. Its construction was initially carried out in three stages: in the first stage, comfort class buildings were to be delivered, in the second - business class, and in the third - a 41-storey tower, the symbolic lighthouse from the name. But now the deadlines have moved forward - the first three buildings will be commissioned in the first quarter of this year, that is, very soon. But the fourth building and tower will only be completed in the second quarter of 2019.

Compared to another residential complex on the embankment in Khimki, “House by the River”, “Mayak” looks, of course, more respectable - after all, business class versus economy class.

The developed infrastructure of “Mayak” (it has its own stadium with a football field, naturally, a landscaped embankment and even its own yacht club), coupled with an excellent view of the Moscow Canal and the Khimka River from panoramic windows, creates luxurious living conditions.

The project tower claims to be the architectural dominant of the area. The developer, the company of the same name “Mayak” (the authors of the names clearly did not strive for variety - and, in fact, who needs it?), perfectly demonstrated that without a lighthouse there is no way on the water. The price per square meter varies from 96 to 140 thousand rubles, apartments - from 4.5 to 19.9 million.

Residential complex “Eco Vidnoe 2.0” from MR Group

The residential complex “Eco Vidnoye 2.0” is located in the Leninsky district, near the village of Ermolino. Development of this area is in full swing: just to the north is the first “Eco Vidnoe”, and between them is the comfort-class residential complex “Vidny Bereg”. The latter and “Eco Vidnoye 2.0” both stand on the banks of the same reservoir, the Kupelinka River, both provide comfort-class housing, but since “Eco Vidnoye 2.0” provides apartments in the same class at a lower cost, we’ll choose it for the list.

Moreover, the developer here has taken care of the convenience of the future residents of the complex and is going to improve the local embankment. In the summer, leaving any of the six multi-section houses of the complex, you can sit in a gazebo overlooking the water (Eco is not only visible, but also water), and also organize a barbecue in a specially designated place for it. Well, or not barbecue, but kebabs - whoever likes what you prefer, although “barbecue”, of course, sounds more respectable.

The first building of eighteen sections will be commissioned in the third quarter of next year; sales are currently only taking place there. And since the construction of five more buildings has not even begun yet, it is too early to predict the completion date of the entire project - it may be delayed. A square meter in “Eco Vidnoe 2.0” at this stage costs 61.1-76.2 thousand rubles, an apartment – from 2 to 4.8 million.

LCD “Rays” from LSR

The St. Petersburg company LSR, which recently arrived in Moscow, thinks and acts on a large scale. Her project “ZILART” opened this list, and her project “Rays” will close it. The construction area is almost two times smaller than the “Zilart” one, 35 hectares, but in comparison with any other residential complex these figures are quite decent.

Although the houses are panel houses, many other factors confirm the level of comfort class - protected territory, silent elevators, landscaped courtyard area. However, one building is generally declared in business class - and it is difficult to imagine what kind of business class can be in panel houses (the developer, apparently, too). The proximity to water is another small advantage of the complex, which, when people see it in the description of the complex, will want to live here. The first stage will be commissioned in the fourth quarter of 2017, and the second exactly a year later. To buy an apartment in Luchi, you will have to spend from 4.1 to 11.4 million rubles. The cost per square meter is from 98 to 121 thousand rubles.

But “Rays” will be located in Solntsevo, so instead of the Moscow River there are much smaller bodies of water nearby - in general, only a few large ponds.

According to statistics, in Moscow and the region, approximately 15% of new buildings have a view of the water. Probably everyone wants to be among the owners of an apartment among these percentages - but today we proved that everyone can. Different areas, different bodies of water, different houses - to live near water, you don’t have to limit yourself in any way, there is a choice here too. However, we should not forget about other important characteristics of the house and the area - even with the most comfortable, developed and wide embankment, you will always have to return home.

Georgy Paradny

The residential complex "House by the River" is located in the old part of Khimki, the village of Ivakino, on the left bank of the Moscow Canal. We will consider the ecology of this area of the Moscow region one of the advantages of the complex that we have identified. The second advantage is the short distance to the capital with the presence of at least two major alternative routes to overcome it. Public transport users have access to trains, buses, and minibuses.

Khimki is a place with developed infrastructure. You won’t have to go far to find everything you need (educational institutions, medicine, trade, sports, leisure). Lots of things within walking distance.

“House by the River” is quite small, which is by no means a disadvantage. This is a new building of 8 sections. We consider this intimacy, combined with the quality of the materials used in construction, to be the third advantage of the new building.

The architecture of the residential complex is modern: strict geometry, brevity, plenty of glass. The highlight of the exterior is the gradient brickwork. Blocks of 4 shades are used - from dark chocolate to gold.

Home buyers in the “House by the River” are promised a landscaped area with children’s playgrounds, a walking area on the embankment and, of course, beautiful views of the river, which is mentioned in the name of the complex.

Now about housing. There are different apartments for sale - more than 20 planning solutions. There are lots with one, two and three rooms to choose from. The area of one-room apartments tends to be 40 square meters. They have a separate bathroom and a balcony.

The area of the average two-room apartment is 58 square meters. m. There is the same separate bathroom, a kitchen for 11 square meters, and a rather large hallway.

There is a possibility of redevelopment of apartments.

  • inhabited area;
  • near the river and green areas;
  • proximity to the capital.
  • busy highways.

In the urban district of Khimki, the complex has practically no competitors in terms of cost. At the same time, the developer of “Houses by the River” offers to take advantage of installment programs (including interest-free), mortgages and offsets. Consider for yourself: ecology, transport, quality of workmanship and sparse population, as well as relative accessibility. Such a set of quality characteristics is enough to decide whether to buy an apartment in the House by the River residential complex.

You can get more detailed information from the corresponding section in the Control Purchase section.

Do you want to live in truly comfortable conditions? Then you should seek help from the developer who is building the residential complex House by the River. Here you can buy housing for a low price, while being in close proximity to all the opportunities of the capital. Today you can buy an apartment in the House by the River residential complex for a price starting from 2.5 million rubles. The Ivakino microdistrict is a green area with all amenities, in which you can now see the residential complex House by the River in the photo. The main difference between this complex and other housing is that the river is only 100 meters away. That is, those who wanted to buy an apartment in the House by the River residential complex receive housing with all amenities. The original structure of the house, the letter E (or W), retains enough light for any apartment, so wherever you are looking to buy square meters, there will be enough windows. House by the River is economy class housing, but it has everything you need for a hassle-free stay. Small playgrounds, parking and proximity to infrastructure. All this is available, so the prices for an apartment in the House by the River residential complex are low, which attracts new residents.

Apartments in the residential complex House by the River

The residential complex offers accommodation in apartments of various sizes, ranging from 32 square meters to a full-fledged three-room apartment with an area of 78 meters. At the same time, the kitchens are spacious both in a three-room apartment and in a one-room apartment. Prices for an apartment in the House by the River residential complex are approximately the same if we consider one or two rooms, since they differ slightly in area, and the price per square meter is slightly less. Therefore, the choice is great. And you can buy an apartment in the House by the River residential complex with a mortgage much cheaper precisely because of the low prices. There are also studio apartments of various sizes that can be decorated to your liking. The following fact can also be noted: for the entire variety of apartments, taking into account the non-standard shape of the house, there are 20 layout solutions. Photo of the residential complex House by the River contains all the graphic information about the layouts, so you can look at the most suitable plans in more detail and choose the one that suits best. The area of kitchens in apartments starts from 8 meters and cannot be smaller, so comfortable living is guaranteed to everyone.

Residential complex infrastructure

At first glance, it seems that buying an apartment in the House by the River residential complex is tantamount to buying a house in the village. But in fact, this is far from the case, because the developed infrastructure of the area is already ready to support the active life of new residents. Shops and kindergartens, schools and hospitals - all this is located near the house. The only drawback is the distance from the metro, but for those who have a car, covering this distance will not be difficult. Prices for an apartment in the House by the River residential complex start from 2.4 million rubles. For this money, the buyer receives not only an apartment, but also a furnished (albeit small) courtyard, as well as a parking lot designed for 71 cars. The building is nine floors, so there are not many apartments in it, which means that the parking lot will not be overcrowded. Getting to the capital from here is also not difficult: the 16 kilometers to the Moscow Ring Road are easy to travel either by bus, which runs along the next street, or by car. The entrances have elevators, both passenger and freight, so the moving process will not seem painful. You can buy an apartment in the House by the River residential complex with a mortgage with the support of Baltika Bank, which will provide a mortgage loan at a low interest rate. The proximity of the river and the green area nearby is a place for those who are looking for peace and quiet near the capital.
